Maybe if they go down a mil... we can start a thread in 'other' to have UE members all over pitch in. We could have meets there... until the place fell down on us.

Representatives of the entities that hope to renovate and reopen the downtown property roll out their

The group planning to bring the Baker Hotel back to life say they will keep it largely as it was when it opened 80 years ago – a destination hotel and spa.

Representatives from the Baker Hotel development group presented the hotel renovation project plans to a packed room of community members Wednesday afternoon at a Rotary Club meeting and asked for continued community support.

The group is looking to turn the long-empty Baker Hotel into a four-star destination spa and convention center, Chad Patton, vice president of Investment and Marketing Relations with Hunter Chase, told the crowd.

“We want to bring back the glory of the hotel with the modern day amenities of the 21st century,” Patton said.

“It really started from driving down [U.S. Highway] 180 and seeing [the hotel],” Patton said.

lots of people had this dream about the Baker

when my daughter was 7yrs old (1995) we were out their exploring once she asked "wouldnt it be cool if we could buy it and fix it up?" "Id like to live here" this from a 7 year old who saw the same dream as "cool"

after breaking the bad news to her that Daddy didnt have $million$ he could afford to invest right then, we continued to laugh at the fantasy for years, (still do)

it might get haggled down from 3 million to 2 point something million but thats relatively meaningless when you think of whats required just to bring it up to code

- its not sprinkled that I know of fire suppression aint cheap
- wiring, all most go probably every strand
- structural (I'll let arch image chime in here) it looks pretty extensive to me
- facade its crumbling gonna need lots of grout or something to patch her up
- plumbing, elevators, and then the "re-mods" get out your check book

my unqualified guess is this would be 10s of millions of dollars down a bottomless pit and while I have that same enthusiasm for the dream I guess my gloomy world view just tells me no

IF it does reopen I'll host a meet and greet in the bar and I'll even buy the first round. (offer limited to UER members 19yrs of age and over, also contingent upon me still being alive and employed)

funny I never saw the bar in there did it even have one originally?

Very well said. You know, I drove through Mineral Wells with my daughters, and I think my oldest was 6 or 7 when I showed them The Baker. I remember her wanting to go in and asking "Who used to live there??" So I completely understand. I love their fascination and wonder and how every solution should be just so simple.

I was thinking the same thing. The Baker would basically be rebuilt. That place has gone so far downhill in just the past year, I don't see how it would be possible to even begin to renovate The Baker by the time all the paper work is final and work is ready to begin.

In the full article, I think they said estimated cost and just getting the building 'up to code' would be somewhere of 55 Million bucks. So you're absolutely right about the 10s of mils.

I would absolutely LOVE to see this happen, but I agree with you, 2x.. I'm a bit too much of a realist to believe this will actually happen. I hope that whoever this is wanting to make it happen WILL make it happen. What a dream come true for so many people.. It would be like watching The Titanic depart from the harbor. Maybe if enough people put enough positive energy towards this, it will happen.

Also.. why 19? Isn't the legal drinking age 21? Or did they lower it when I was never watching the news, as I always still do. (Not watch the news.)

Thank's for directing me to the thread 2x, I hadn't really been following this one on a regular basis, so since you asked I'll toss in my two cents worth. I have always said this is a building that is worth saving as it has "good bones" as the saying goes as far as I Know. The downside to it in my mind has always been, "is there a market in Mineral wells that would support it. IF your read the complete article, there a long way down the road on this so it looks to me that it is really going to happen assuming they can get thier financing in place. They have a leg up on this also, the Hunter Chase guys know what their doing and have access when it comes to money. They also have put together a great team in Theil , Trigger and HHCC. The article says they should be able to hit 70% occupancy, usually anything above 60 works, I'm not sure where it's coming from but I have'nt seen the report, they can be written to say what ya want but Hunter usually doesn't play that game. As for costs, off the top of my head I would have pegged it for about 25-30 million on a basic overhaul, above that is dress up. The big question is how is it structurally, that I don't know and it is what can always kill a job like this in a heart beat. I can run costs in one day as you describe above, sprinklers, electrical, etc... but it's what lies underneath, oops, now I have the walls open I see every structural beam is rusted out and the whole things is about to collapse so to speak, some of that you just cant know till you get into it. The biggest problem with this one I see is the top, since the roof opened it's caused a ton of damage and how far down that damage goes is a question, but I haven't been back in 5 years at least so maybe it's not that bad.

Main thing, is someone is making an effort to save it and that's a great thing! Wonder they would be interested in another one in Dallas!

Well that opinion gives me some hope that this may happen. It makes me want to go board up windows so the elements don't do even MORE damage, but it's already pretty bad. The one ballroom is so bad, the floor looks like you'd fall right through it if you ventured out into the middle of the room. I walked out onto it with no problem about 2 years ago, but now I wouldn't. It's gotten worse, and seems like it did it in a hurry... in the past 2 years.

Yea, rain through an open ceiling is not a building's friend! I was in the old Dallas Library next the Grand a few weeks back and can't believe the amount of damage done in the last year, had bids to replace the roof 18 months ago for @ 350k and they wouldn't do it and I would guess there's about 1.5 million in damage now between the rusted steel, major structural issues and plaster that's just gone. I'm really beginning to wonder if the building is going to be able to be saved and for me to say that since I don't believe in tearing much of anything down is something!

Something tells me the walkway doesn't look this good anymore!

the baker is made of solid concrete, the floors aren't going anywhere. anymore weather damage would only help the contractors gut it out quicker. they should un-board the windows
