These are my general guidelines:
If there are windows and the building is abandoned, use red lights, the light doesn't travel as far.
If there are windows and the building is active, well, be ninja.
Scout: know your location, know hours, habits, security.
Upon exiting, don't pussy-foot around and get back to the car, take the card out of the camera and put it in your sock because photos are pretty damning evidence*.
*At least in MN the statute is 3 hours. So get to the car and you'll be good.

| | | | Just always be on the look out. Act as if somebody is following you, even tho they really arent. Usually when im in abandoned buildings im always looking around and out windows. Last night i was at an abandoned tobacco factory which was right on the main road but the entrance was hidden, so kinda hard to get in. But i was still looking out windows every chance i had. If youre up high, like i was, you get to see your surrounds. Which makes it easier to be prepared.

| | | | Yup... keep the eyes out for unusual sights, sounds and other explorers running... lol... cops wont usually go into complex structures, so get to a spot for surveillance and dont just run out...
Remember, you just explored the place... you know it and the authoratah most likely has no idea... Always be thinking of extracation while adventuring.
Ive had authoritah and popo arrive on scene a few times and being able to watch and wait them is invaluable. Just dont panic and keep your wits. It is also easier in that state to calmly explain your intrusion if confronted...
And yes, if no other option: Smoke and Cholorform work wonders.

Also makes it easier to hide. You have more time. But most of the time if youre up high a cop isnt going to look up, they'll just search the ground area around it and if they see nothing, then they'll just keep on moving. Getting in and coming out is when you have to be the most careful. Once youre in, its cake. Just dont be too loud and you wont get caught.

If you hear something outside the building that seems out of place, such as people talking or a car driving past in a place where most cars don't venture, quietly creep up to the nearest window and take a covert peek out to check on the status of things. Unless someone saw you enter the building, chances are you won't get caught if you don't make a lot of noise and stay out of the way of windows or doors where outsiders could easily spot you.
If you DO get caught, you're caught, so it's best not to look or act shifty. If you know that you're done for, pop the memory card out of your camera and stash it somewhere inconspicuous, ditch any stolen artifacts that you may have on your person, dust yourself off, and walk out of the building. I've generally found that being honest with security or police is a good way to go. If they're going to arrest you, they'll arrest you, but they'll be a lot nicer (generally speaking) if you behave yourself and don't lie to them. It makes their job a lot easier and they're more likely to be easier on you.

Not too shabby an idea there. Could be a bit of a pain switching cards once inside, and before leaving.. But worth it if a cop rolls up on your way out. The place I checked out over the weekend I'd forgotten to get a shot of the outside, so before taking off I took two pics right as a cop came driving up! Luckily there's nothing wrong with taking pictures of a building, so I promptly just got into the car and drove off. If questioned though it would have been mighty convenient for those inside pics *not* to be in my camera! That said, the extra time involved in switching the cards twice probably would have placed me with my back facing the street halfway over the fence at the time he pulled up... ;)
I *usually* just try to know my location, scouting it out is half the fun for me - almost another hobby in and of itself. Switch the flashlight & headlamp to use red light while inside, assuming this is at night, is a must. Don't point light at windows. Make sure flash is off on the camera by default, and only turn it on for single shots that aren't near an external window. Stash anything incriminating and retrieve it on the way out.
I've never actually had a talk with security/cops.. but if totally caught and confronted would probably be friendly and tactfully honest, but trying not to incriminate myself.

we were on our way to a spot and the cops rolled up on us. Our entry was in this manhole in the middle of a cloverleaf exit so it was quite clear we were out of place. They stopped us and asked us what we were doing, we told them we were meeting a friend, which screwed us over massively, and they asked what was in the backpack. My friend said personal belongs and we got searched. Once they saw the two-ways they asked if we were 'crawlers', which we conceded. They gladly let us go, they thought we were casing houses. They told us to have a good time and make sure we have an ID on us so when they pull our body off the grate of the drain they can ID us.
