707 Eastgate was a six unit, three story apartment building in the Parkview Gardens neighborhood straddling the U City/St. Louis Line. Like the majority of the buildings in the neighborhood it was built in the 1920's as part of the development in UCity spurred by the terminus of the Delmar Bvld. Streetcar Route. Recently owned by Helix Realty the building showed extensive signs of deferred maintenance including severe water damage through all three floors of rear sunrooms. Washington University (through its subsidiary Quadrangle Housing) purchased 707 Eastgate this summer and immediately applied for demolition permits for it and neighboring 701 Eastgate. It has been alleged that Quadrangle deliberately deferred maintenance on 701 since 2001 with the goal of demolishing it and the building next door. This is unsurprising given that the enfilade (through room circulation)layout of the apartments precluded them from being more than 2 bedroom apartments. Although there is "no immediate plan" for the properties other than life as a seeded vacant lot, only the empty double lot beyond the alley to the rear (at 700 Limit) prevents Quadrangle from constructing a much larger building. This lot is owned by London Properties L L C and it will be interesting to see how much they hold out for.
