Specifically, climbing up the belltower ladders and looking out over the city, while the wind screams (and yes, I do mean SCREAMS) around you - makes the entire trip worth it. I've made a point to make the climb every time I've visited. The mixture of an early 20th century hospital and 1970s haunted house was really interesting to see. Also, the noose hanging from the stairwell is a nice touch.

Originally part of the Southern Indiana Hospital for the Insane, which opened in 1890, the 'Phantom Theatre' is one of 4 primary buildings saved by the Preservation Park Committee. It was constructed in 1927 as a supplemental Men's Ward for the original 1890 structure, and both it and its twin Women's Ward survived the deadly fire of 1943. It was turned into a spectacular 4-story haunted house some time in the middle of the century, as the decreasing population of the institution made operation costs too high for it to be kept as a ward of the asylum. The haunted house was abandoned in the 1990s, however, and the structure stood empty until it was demolished in late 2006.
