So there is already a nice entry for this in the database from about 2-3 years ago. The pictures taken then were from before they started renovations. The hotel was built in 1926, but has been abandoned for many years. It is now at the head of a project to revitalize downtown Lubbock. Sadly they will be demolishing many of the old buildings and renovating the rest. This is the first.

They have really cleaned it up since the last pictures. The interior no longer has any original walls. They have placed all the metal supports for the new walls, so you can get a good idea of the layout. Floors three through nine are all the same layout. Floors one and two and the basement are a bit different. The roof is accessible and provides a nice view of downtown.

I don’t know how the building fits fire code as there is only one way from top to bottom via stairs, and it isn’t even a straight shot down. From the basement through the third is one staircase then you must walk down the hall to get to the other staircase for 3-9. I just assume they will add more, or that because it is historical they can get away with it.

Also, the fourth (or maybe it was the fifth) floor is a couple feet taller than the rest (besides the top floor which has the tallest ceiling by far). It is not all that obvious except the stairs are steeper.

Construction is moving along and I’ll head back and get more pictures as it nears completion.

Hey, thanks for posting this. I posted the original DB entry a few years ago, but haven't seen the innards since renovations began.
It really is upsetting, all the talks of the "downtown re-beautification" project. If you live here, then I'm assuming you hate MacDougal as much as the rest of us who love the charms of downtown.

They don't have to let it rot, work can be done to raise money to restore some of the things they normally just tear down.

Right, but where is that money gonna come from? Seriously? Historic societies try to save buildings, but honestly, wtf is the point of preserving some old building so a few architecture fans can appreciate it? I'm all for preserving buildings, but at the end of the day it has to make economic sense. For this to be the case, someone (a capitalist) has to put up their money, and make changes that are going to give the best odds of getting back their return on investment. Sometimes that means making changes that some might not like. Don't like it? Buy the building yourself.

And HD, I'm not picking on you specifically, just get tired of people bitching about how their "place" gets "ruined" by developers.

And a couple from the thread's namesake. Taken in 2005 or so...well before the current renovation.

Oh I honestly don't know much about the economics of tearing down buildings or saving them to be honest with you.

The most I know is when I drive by a cool old building that is rotting, I think to myself, 'I wonder why someone doesn't buy that before it gets worse and more expensive to fix? I wish I could buy it...*sigh*'

So then I wonder if no one wants to pay that much for it or no one can afford the cost, why don't like 50 little old ladies get together and have a bake sale? But I guess that would be A LOT of pies and stuff.

I don't really bitch about my place getting taken over by high end developers... it would be nice to clear out some of this ghetto, but I do feel a bit sad when I see one of my favorite abandonments get demolished.

I'm not a native Lubbockite (Lubbockian, or "the natives" as we call y'all) but I see where you come from. However, I think something needs to change. Downtown Lubbock is practically a ghost town. It is so empty that I have a bad habit of driving any way I want down the one way streets just because I know I will not encounter another vehicle. I call it the play ground when talking to my friends because there are so many abandonments. Also, if tech wants to continue to grow and become a major university the town needs a little more modern beautification. I love the sight of abandonments as much as the next UEer, but most don't find them that appealing. Hopefully, though, there will be more renovations, and fewer demolitions.

Hey Tex Row, since you seen to know Lubbock I'll ask you. Where did Black Man's BBQ move to? Last I was there he has a semi permemant establishment right by the Library (I think) . Best BBQ in the freaking state!

Sorry, never heard of it. I've only been around Lubbock for a year or so, so there is a good chance it is around and I just haven't found it.
