Trespassing is an obvious issue when it comes to UE. I've seen lots of cool buildings that are in pretty well traveled, very secure locations. And lots of them are for sale. Have any of you had success contacting the owners or sales agents of properties and being granted access to locations that way?

It seems like a catch-22... If they say no, then they know who you are. If they say yes, it takes some of the thrill away.

Con: If you ask and are denied, you can't play the 'dumb card' and say that you didn't know.

Pro: I've been given access to a few locations by asking. A couple of them even involved the owner showing up with the keys to allow me inside. No worry of being caught, same end result on the camera memory card. The better results were by contacting the realtor if it was for sale. Mind you it also helps to be older and have some knowledge about real estate.

If it's sealed up tight, after having tried to find a POE, I might try the pro method as a secondary option. It does alert the owner to one's interest in their property so it's one that must be used carefully.

..is owned by the city, and as it is theaters are easily sealed and can be hard to break. Its been closed for a few decades but the city owns it for storage. The only way I was going to get in there to take pics or look around was with permission. When I asked, it took a bit of effort but in the end I knew one of the city officials by first name and he let me in not just once but twice. I feel if I asked to go again, I would get in (if it was convenient for them).

That being said, Intrinsic kinda nailed it. If you aren't going to get in any other way, then ask. Usually the locations you would ask for are the ones in pristine condition, not ones that are often broke open by hobos and scrappers.

As someone with a partner who could be negatively affected by my proclivities, I sometimes ask permission. I've generally found that being open, friendly and up-front produces good results... until my most recent endeavor.

My Craptacular Non-adventure (or, “So much for being polite and transparent”…)
As part of a recent rust belt trip, I wanted to see an old building with a couple of smokestacks (replete with urban decay and other pleasing behemoths)… A couple of peeps kindly offered to ferry me over to the spot.
We couldn't find a good place to park, so drove to the main gate, where I walked directly to the guard shack where there was a big "visitors must check in here" sign and asked if I might enter and have a tour and take photographs inside (the facility is active, and I had not thought to get closer than a public road until I saw the “Visitors” sign). I was told that I had to have permission first, and was given a business card.
I thanked the man and immediately walked back to the car, where I borrowed a phone and tried to call to obtain said permission. A different guard rapidly approached and ordered us to leave the premises.
As we drove off, we pulled over on the public road a block or so away, as I wanted to get a photo of the old place with its stacks from the outside. This only took a moment, but no sooner had I gotten to the car than three security vehicles pulled up at high speed (apparently from three different directions, all instantaneously, according to my companions), blocking our way from front, rear and side. We were questioned at length by armed guards. Apparently, I am to be reported…
I’m alternatively finding the whole thing humorous and disappointing, as I continue to contemplate the legality of detaining civilians on a public thoroughfare.
As I was made to delete my photos, this is the only picture of the encounter:

Try scouting it out first, probably not with intention to enter. Figure out what you're doing for when you come back so you can make a bee-line for your sure entry point and avoid unnecessary extra suspicion.

However say you don't find that POE...or say it's just too crazy a risk for you to take. At about this point I think the only two things that make sense are to call the property owner or give up.

It got me into a Burger King once. I just showed up mildly curious because it was in town. So did the contractors a moment later, and they let me dick around for a bit in there. Sometimes you can even just ask the nearest person to the building and at least get info.

And why didn't you wait in the car and call the police?
In case this was a public street, they were holding you hostage, you could have sued the company if you would have called the police. And made a lot of money.
You know psychological damage and so on.

Damn, Tenebrae... Was this place in the US or Canada? I tend to avoid locations with heavily armed security. I have a really bad lead allergy. (especially when it's shot at me) I think I miss out on some decent areas, but what can you do? I'm not as spry as I used to be.

Had I been thinking (i.e. not blown away with surprise), I'd have gotten all of THEIR info, as well. It's my only regret, and a lame oversight on my part (it just happened so fast).

Re: detainment - I do remember thinking of asking if I needed legal representation, but preferred to be left alone rather than make a stink and stress out (and make things more difficult for the people with me).

I very rarely ask, but on those rare instances where I have I have gotten each time. Strangely, all 3 were former jails.

That's probably the smart thing to do. Usually the Warden is the only one to have the keys after a jail/prison closes, (it it's still owned by the government anyway) so if one of those auto locking doors shuts you're most likely fucked.

Surrounding you can be seen as some kind of detaining.
But as only officials can detain you, this is called holding you hostage.

If you ever go back there, install a camera in the vehicle. Make sure your cell is on and that you let someone on the other side record it.

But make sure that you let them know that whatever they say will be recorded and might be used in a lawsuit against illegal holding of a US citizen on US soil.

Throw in the 1st and 4th amendment as you can say whatever you want, but they as reps of this company can't not.
6th, 7th, 14th, and 15th would work as well.

And this is only the supreme law, you probably can find more in the state law that will work for you.
Also look up the licenses for armed guards in this state and look what it says about holding someone hostage.

Holding you hostage with a weapon is quite an offense.

Thanks for the advice. I will definitely do the above (as well as collecting information about them) if I ever go back.
Do you happen to know if it's legal to make someone erase photos taken from a public road in the US?
