East St. Louis in IL has (or had a few years ago) a bunch of buildings that would have been condemned anywhere else. However, most of Illinois (outside of Chicago) appears to have no laws or money, so it's basically a post-apocalyptic land of anything goes. We saw buildings where the front half had burned down and the back half was an operating daycare. There was a church we thought was fully gone, no roof, trees growing inside, then we walked into the basement and there was an active church service going on. The whole downtown was like that, basically looked like the last remnants of humanity trying to survive in the rubble of civilization. It go to the point where we were too depressed to even bother exploring it.

but yes, been in places that appeared to be clearly abandoned that were not. aka just about every house in and near Birmingham, Alabama. After living in West Virginia which is a very poor state I no longer will go near homes because you just don't know if they're inhabited or not. I had friends that didn't have power or running water in WV, houses/trailers looked like a meth lab had exploded but they were in fact just living there.

Been in old hospitals that were mostly unused just to pop up in an area that was under construction, had cameras, active workers, etc.

Been chased by plenty of police and security but there were these WILD guards (allegedly guards) that chased us off this old hospital campus in Maryland like 5 of them in a car chased us by car, almost hitting us screaming "we gonna kill you bitches" and stuff like that. They chased us on foot after as well down some hills and into a stream. Good for them, I would have had fun doing that if I were in their shoes.

I've been to a couple hospitals that were marked "permanently closed" on (stupid lying) Google maps, only to arrive and find lights everywhere and vehicles parked in the lot.
Also I once visited a clearly abandoned school...GM checked the right boxes; overgrowth, no pin, crappy looking roof, etc. On arrival I see this decaying building, untended lawn, busted windows, overgrowth. I grab my gear, do a walkaround, and just then see a couple of cars parked on the other side, with a third car pulling in...a nicely dressed couple get out (carrying a covered dish!!) and give me an odd look and a bemused hello. Potluck dinner in the local abandonment?!
I've noticed this phenomenon a few times since; derelict school becomes a community center; good sized gathering of people setting up stands or having fellowship in an out of the way (usually) rotting structure, without much noticeable evidence of actual renovation. (That politely bemused look towards the innocuous explorer remains consistent, too.
I actually explored part of one school last weekend where there were several cars and people on one end, but I found a PoE on the other side; though I didn't encounter anybody while I was inside.

I haven't stopped by to check out what's inside, but along the Ohio River (on the KY side) there's a very abandoned-looking elementary (or middle) school of some sort, likely dating back to the 1950s judging by the architecture. However, it's actually used as an architecture salvage business of sorts. I don't know if they sell parts of the old school, or fixtures from elsewhere, or how much of the place they actually use. Would have stopped by if I knew when they were open.

I once went into this "abandoned" building alongside some train tracks. After going inside, my buddy and I came to the realization it was an old peanut factory. Explored the side we entered upon as if it was any normal abandoned building. Lots of stuff still in there, it was really neat. But there was no way it wasn't abandoned. Parts of the roof had collapsed and everything.

Nope. Eventually we go to explore the other side of the building. See a bright LED spotlight just... lighting up the entire place. In the shadowed area we were hiding there were a bunch of bulb string lights strung up. The kind you see in a teenagers bedroom or in the backyard of someone's house. It was a really odd combination.

After that we decided to quickly get out. That same buddy eventually started working in the area. He found out that they had been working in that building. I even did a drive by of my own awhile back and sure enough, construction all over the place.

It was a very memorable explore though.

There used to be one member on here who was exploring a lot of foreclosed homes around the time of the 2008-9 financial crisis. One time he got into one, and he found out it wasn't foreclosed when he heard someone snoring. He got out quickly and quietly.

Extra funny is he was a gun nut, which probably means he hypothetically would have supported the owner waking up and shooting him.

Gone onto a few semi rural properties that looked abandoned but turned out to be occupied. Australians are generally pretty chill about trespass, so no being chased off or anything. One old bloke laughed and said "Yeah, I really should cut down these weeds" when I told him I thought the place was abandoned.

Met the live-in caretaker/security and his HUGE dog at a seemingly abandoned motel. He was also chill and gave us a tour. Dog was not happy until the bloke gave us the OK though.

Discovered a recently closed church in Chicago which, at the time, had moved services down into the basement leaving the main body of the church vacant. We had arrived as the pastor was locking up the basement door and on his way to leave so we waited a couple of minutes and simply strolled in through the unlocked front door. Ventured down into the basement at the end and it was clearly not abandoned down there.

Visited a large iconic Victorian pump house in London about a decade ago, which was more 'on standby' than abandoned. Arrived to find it locked up tight despite knowing people had been in, so we were mooching around the outside until I ran into a worker doing maintenance on the site. Rather than kicking us out he was absolutely the best person to run into as he very kindly unlocked the doors for us and gave us a guided tour of the building, whilst he was waiting for a delivery to arrive. A couple of weeks later the building was brought back into full-time use and surrounded by a new 10-foot fence and multiple cameras.

A few years back i was doing a walk around a building looking for a good p.o.e. Some parts of the walls seemed to be missing and the whole building was surrounded by fencing. By the looks of it, it could have been a little auto body shop of some sort, but I wasn't sure. Anyway, i found a gate in the fence and opened it up and went through and where a bunch of old beat up looking cars were parked.

I approached the building more closer to find a good entry and that's when off to my side I noticed a door open and a grumpy old man came out. He did not have a happy look on his face. I immediately lifted up my camera to sort of indicate i was not there to make mischief of any sort.

I even stated something along the lines of "I'm a photographer and I thought this building was abandoned."
he replied with "oh it's not abandoned"
me: "i am only here to take pics that is my only intention"
he: "that's bullshit.. people these days only want to lie, steal or fuck you"

At that, i turned and walked out of there at a brisk pace while he followed me out. fists clenched, heavy stomp and angry glare.

I guess the building wasn't abandoned hahaha

A couple years ago I was walking with my wife on Mt Rožnik in Ljubljana, which is a huge city park that is quite reminiscent of Mount-Royal Park in Montreal.

We stumbled upon a strongly dilapidated house that we thought was abandoned: broken windows on the second floor, leaking roof, part of the ground floor was missing floorboards, collapsed ceilings and so on, so we snuck inside and were greeted with piles of trash in each room we entered. Then we heard voices on the other side of a door. We could hear it was some TV show, which meant there was probably someone watching it on the other side. We silently retraced our steps back outside and walked around to the front of the house, only to find a very old man doing some mechanic work on his car in the driveway, while his wife was on the front porch watching him work (initially we approached the house from the back so we couldn't see them firsthand).

They greeted us upon seeing us and my wife ended up chatting with the lady, that's how we found out they've been living in this house since after WWII and they only occupy half of the house (the part we didn't explore, obviously), the other half having suffered damage during the war.
