Abandoned or horder?

So today I went out driving around the country parts and ran into this house that was little odd and caught my interest. Which I will post photos of later but anyways it appeared to be abandoned. Run down place, front doors boarded up, no cars, ton of trash everywhere.Trash blocking the doors, etc But after exploring few mins, there was a fenced off part that some dogs appeared in. I passed by this and there was no dogs and 5 mins later there were.
So I jet out of there, also may have heard a a/c unit ruining but not sure.
Has anyone else run into this, this place really appeared to be abandoned, maybe something else I should be looking out for?

Was the power and/or water disconnected? Any signs of new looking items among all the garbage?

I was exploring a house in the country that was run down, had the power disconnected, and appeared abandoned. Returned six months later to find that power was reconnected and someone was living there (cars outside and a brand new looking riding mower). Anything is possible out in the country

I had something similar, but essentially the house and property were 100% abandoned at one point but then became reactive. Street view showed everything boarded up, but when we got there were we unsure. Then a dog was tied up in the back and we got out of there quick.

Maybe just messy owners haha

Couldn't really tell anything about the power it was daylight and I didn't attempt to enter cause the one door that I was going to try was blocked by junk, the other one is behind the fence, and front doors were fully bored up. I know the dogs didn't just appear out of nowhere. Ill tell you tho I was running out of the backyard quick. There was no gate nor trespass signs, it was really walk right in the backyard.
Ill have to guess just a horder but dose not explain why the front doors and some windows were boarded up.

It definitely looks abandoned, that plywood looks like it's been on the doors for some time. I would guess a neighbor or someone who knows the owner is using the yard for their dogs. I would keep checking because it is definitely an cool and unusual location.

Look for the electric meter. Usually in the southern US this is a grey box on top of a grey pole on the side or back of the house. However, this place doesn't look like your typical southern home!

You’ll know the electricity is off if the grey box is absent the meter (the circular part in the middle with the numbers). May look something like this:


Looking at your pictures, I had these two conflicting thoughts:
1. Probably abandoned because front door is boarded up. If someone lives there, it’s probably a squatter. Even hoarders have [semi normal-looking] front doors.
2. Probably not abandoned because the grass in the front lawn is green. And relatively short.

Even if no one physically resides inside, I’d bet someone is watching over it. But don’t write it off--I think this one’s worth keeping an eye on.

ahh I didn't even think of that, thank you AtticAddict
But this is a photo I took of the backyard, There were no dogs, when I went to checkout the tool shack when I heard barking and the dogs showed up in this fenced up space. Also another thing I just noticed now is some parts are wood unpainted and a lot looks unfinished, curious if this place was never fully finished on building. I think there might be a interesting story behind this place, also the next door neighbors have a good view from there backyard area where there cars are parked too. But will most likely come back to this place few months with someone else see if I can find out anything about who, what, and etc.
But ya did scare the crap out of me, something get used too i'm sure, only my 2nd place I have done photos of

Exploring private residences like this is way more dangerous in my opinion than large industrial sites or just about anything short of an expired dynamite warehouse.

What if the reclusive goober that lives there decides youre coming to steal his valuable collection of 5 gallon buckets?

The rural south and Texas especially is full of hoarders, yards full of old cars and appliances, useful crap they cant bear to part with. Its a redneck 401k account.

I ran into a situation way out in the middle of nowhere where there was a property that appeared completely abandoned from the road. All that was visible was an obviously abandoned house that was missing doors, windows and most of the roof. There was also a gravel driveway that led back behind the house and the yard was freshly mowed, but I assumed the owner or a neighbor just came to mow it once in a while. I explored the house and then went in the back, where I found new farm equipment, an in-use barn and a mobile home where people were clearly living. The scariest part was the white pickup parked in front of the mobile home. Since I'd already explored the house, I left very quickly.

I've had my eyes on an amazing looking house/shop for years now which is kind of like you describe. There is a large house set back from a road and on the roadside is a small single-storey shop and on both sides of that a number of cars. The first time I saw it, the shop had most of its windows boarded up but it was still open, and was owned by a very strange old man. You could see from the road that the house was rammed full of stuff and looked, to all intents and purposes abandoned. I went past again recently and more of the shop was boarded up, a few of the cars had been removed and there was no sign of the old guy. We scoped it out from the public paths and whilst so tempting to just go for it, the thought of running into an old guy still living in the house was a little too much to risk...it's an amazing looking house and one day it will be mine.

In cases like this I think the best and safest way is to first try to find and contact the owner. A lot of people don't consider it urbex anymore when permission is given but sometimes it's just the best option. Maybe drive by on different days until you see someone, or ask the neighbors if they know what's going on. Just tell the owner that you're interested and would like to take some photos. Often you get great stories from these people too.

I really wouldn't want to risk running into an angry owner in his own house/shed/whatever. I think it's kind of insulting too, you know. For private and intimate buildings I draw the line at 100% abandoned.

I see houses pretty often in the rural parts of NY that look very much abandoned, but it can be very hard to tell. One house in particular was in such a state of disrepair that half of the top story had collapsed onto the first floor. Yet still people were living there.

Another house that always caught my eye was a 1950s era mid century modern style house. A architectural style that is pretty much non existent in this area. I never saw any activity or vehicles in the driveway. But the lawn was always kept perfectly mowed. Last November a for sale sign went up. Turns out a 87 year old woman had been living there until she passed away last fall. I was finally able to check out the inside of the house thanks to a real estate friend of mine (a good friend to have for house exploration purposes!). Unfortunately it had been mostly remodeled in the late 70s, except for the entryway and downstairs kitchen. Even so it was very cool to finally see the inside of the unique house after years of curiosity.

Urban hoarding and rural hoarding are two different things.

I grew up in a big city, but have lived most of adult life in rural America. There are challenges to the rural lifestyle particularly that nothing is easy to get or get rid of.

There's nothing more aggravating than having a big project come to a stark raving halt for want of some 50 cent item that you have to drive 100 miles round-trip to the nearest hardware store to get.

As a result, you tend to save things that MAY be usable at some later date.

There's also the challenge of disposing of the unwanted and unusable items. Most food and organic matter can be composted. Wood, paper and cardboard can be burned. If I have to dispose of stuff that can't be burned or composted, I have to drive 75 miles, round-trip to the nearest dump and pay for the privilege of giving them my trash.

In a lot of cases, it's just easier to let the stuff pile up in the yard.






In order to use your head, you have to go out of your mind.

I live in a rural area.

Theres still no excuse for keeping rusted out lawnmowers with no wheels, Chevy Chevettes with seized engines and 30 gallon bags full of last years aluminum cans on your front yard that youre too lazy to take to the recycling bin.

Even small towns have recycling and waste disposal these days. I don't see this as being resourceful so much as being lazy.

(better not throw those 5 gallon buckets without lids away, you never know when the price might go up and you'll be sittin on a fortune)

I was checking out a *clearly* abandoned house in the county years and years ago. Like, it was falling apart, raccoon shit was all throughout the house, the shutters had vines growing through them, etc. The odd thing was that I had noticed a fresh banana peel in what was a neatly divided pile of banana peels and cigarette butts. But I kept pressing on, figuring there was no way someone would be living here.

Well, as it turns out, someone was. When I was upstairs in his bedroom (the only furnished room in the upstairs), I heard a cough, and someone coming up the back stairway.

I ran out the front door and went around back to get my car, and was met by an old farmer. He was incoherently yelling, and had the longest string of drool I've ever seen. I learned years later on a return visit, that he was clearly suffering from dementia and needed a higher level of care than he was receiving.

Interestingly, on my return visit after I had learned that the house was indeed abandoned (and Googling the obituary just to make sure), I ended up getting caught on the property by the new owners, who were driving a similar truck to the one that had been there before. Go figure.

I was riding my bike home from another explore and I saw a 3 story apartment building that looked promising. so I checked it out. first two floors had no windows or doors and we're piled waist high with garbage bags. but when I got up the 3rd floor stairs and opened the door, I was presented with a kitchen that had lights on, a stove with all 4 burners running for heat, and to my left was a bedroom with camera equipment and speakers set up around it and a TV playing judge judy. I got out of there in seconds.

The place has since burned down. probably because electricity was being supplied by a 12 gauge extension cord hot wired into the overhead power lines from a nearby utility pole.
