Blighted Richmond, Henrico properties sold at auction

Twenty-one Richmond-area properties owned by convicted slumlord Oliver C. Lawrence and his Bayou Properties were sold one by one today in a foreclosure auction that packed a meeting room at the Richmond Marriott Hotel.

The homes and commercial properties – many boarded up and uninhabitable – collectively fetched more than $1 million, about 13 percent above projections, said Linda Staples Terry, auctioneer and broker for Tranzon Fox.

The auction provided deals for savvy buyers. For example, a home in the Highland Park area of Richmond sold for $10,500. Nearly all of that money will go to pay off the nearly $9,000 in delinquent taxes owed to the city. All told, the outstanding taxes on the properties exceeded $263,000.

SunTrust Bank foreclosed on the properties, which included homes in the Highland Park, Church Hill, Forest Hill, downtown and Willow Lawn areas of Richmond, plus one home on Hungary Road in Henrico County.

"The bidders have done the city of Richmond a big favor," Terry said. "These properties need to go into the hands of people who will take care of them, and that's what happened today."

City officials had been fighting with Lawrence for years over the poor condition of his properties. He has been convicted of multiple property-maintenance violations and once was ordered by a judge to live for 40 days in one of his dilapidated houses.

REO Enterprises, a real-estate development company, snatched up the most-valuable property, at 10, 12 and 14 W. Broad St., with a bid of $325,000 – well below the assessed value of $920,000.

Jerry Peters, a principal with the company, said he expected to invest about $1.5 million to convert the building into apartments and retail space. Construction is expected to start in a couple of months.

"We're not going to sit on it," Peters said. "It's going to be taken care of."

That is definitely a good thing... every little bit will help down there. It is the financial district, the fan/west-end, VCU and then everything in between is a shit-hole.

not good if you enjoyed exploring all the run down buildings.
i think it's pathetic that we constantly moan about economic problems, but someone has enough money to re do the flooring, electrical, plumbing, you name it, in all these run down buildings (including the john marshall). i guess they figure they'll make the profit when VCU finally takes over the city and all it's hipsters move into recently abandoned factories/hotels.
i used to love richmond. now a lot of our buildings are gone.

There definitely was a lot of great exploring opportunities in Richmond when I lived there. That being said, a large part of the city lives below the poverty-line and racial tension is (or was) pretty damn high.

There are still places to explore here. You just have to do some research and recon. I mostly keep them to myself now. I've seen too many places get trashed.

The racial tension is still here and it is incredibly stupid. People on both sides just refuse to let it go. I've been here since 1983 and it is still strange to me. I grew up in Roanoke and we had little to zero racial tension. Richmond is by far the worst place in Virginia for racial tension. The dumb asses are still fighting the war.

I wouldn't live in the Fan now. The houses are still nice but it is too much trouble. If you wish yourself, your home, car, etc. to remain unmolested then you don't live in the Fan.

And other than that fun little pro gun line, you lived in Roanoke? The famous disappearing colony? Please tell me there are some fun things to explore there. I desperately wanted to stop there on my way down to Tennessee from DC but I just didn't have the time.

Your thinking of the colony of Roanoke. Wrong place. I grew up in Roanoke, Virginia. It is in the mountains of SW Virginia. Yes, there are places to explore there. Look in the old indutrial sections.

I agree. However, the majority of the properties auctioned off were houses. I like exploring houses but I also like to see them saved. They usually don't ruin old houses when they renovate them. Old warehouses and industry are a different story. They completely gut the insides of them. I can't call that renovation or saving.

As for there being less places to explore, well, that's just the nature of the beast.
