In all honesty, this sounds like your average abandoned industry site. If the EPA has already come and gone, I would say that the site is safe. However with the unpredictability of exploring an abandoned building in general, you should protect yourself with sturdy boots, perhaps a p100 respirator for asbestos, and COMMON SENSE. If you smell something odd or get lightheaded, get out. I currently work in an active building on a former steel mill site that is on property with the same classification as what you described above, minus the part about the animal fat, and I'm healthy as can be.
