Buildings on Sherbourne Street Demolished

I don't know if you are familiar with the three yellow brick buildings on Sherbourne street, between the rest home and townhomes between Gerrard and Dundas.


It was weird that growing up in that area, for the longest time they were sealed up pretty tight, except for one spot that would be easy to enter through, but the hazards of being caught outweigh the opportunity of entering.

I had noticed that Tepperman Demolition had their signs posted there a week and a half ago, along with a temporary work fence, the kind they use for short term work; I believe the fence is called 'Modufence'. No work was done, the cement blocks were still on the windows, the boarding still intact, until yesterday.

All of a sudden, I noticed that one of the buildings were demolished off a sudden. I never noticed any zoning changes or anything like that. Maybe the owner wants to finally clear the land before a fire happens.

I do know that around the Dundas/Sherbourne area around the rooming houses, there was a fire set on some buildings that were abandoned not too long ago.

This is called Modu-Loc fencing.

I spoke to the manager of a property management company who is the owners representative. He was telling me the story of the buildings and what was happening.

Apparently they were used as apartments in the 1970's I believe, as there were 3-4 units per address. (12 units in total divided over the three addresses)

The owner decided one day to kick them all out of the building, and seal up the property for insurance purposes. Until 1989 no-one had entered the building, until a squatter decided to camp out in the first floor, causing extensive interior fire damage to the first floor of the building. The owner then decided to brick up some of the first floor windows to ensure that no-one except for himself could enter, leaving an opening with plywood for entry, via the old front door.

OCAP had declared this building suitable for social housing in their march a while ago, so that had caused the current management company, whom have been in charge of the place since 1995 to take action immediately. (I will post some documents relating to this later).

The management company had finally decided to get a city engineer into the property to declare it condemed and to set forth the demolition process, I believe this was a month ago. That would probably explain why I saw the plywood off the front door a while ago, and people entering the building.

Until last week when the demolition company came with their workers to start the demolition process of removing any items in their way, the property stood vacant along with the bathroom fixtures, intact walls, and nice looking interiors on the upper levels until the bulldozer knocked down one of the buildings two days ago, and another one today.

The demolition worker had told me that he expects to knock the site down to rubble by the end of tomorrow. I will try to get some pictures of the site as it remains now.

Here are some pictures of the site while the demolition was taking place. As of last week there is nothing but the bulldozer sitting there waiting to be picked up and a hole full of old bricks.

hard to believe there was no heritage protection on this building. Shame on the owners and the old landlord. Sound like assholes.

Well, the history of the building becoming abandoned dates back to the late 1970's when these houses used to be apartments. I remember through a friend of mine who knew someone who used to live there, that the owner one day at the end of the month decided to board them up, kicked everyone out of the property, bricked up the ground floor windows, leaving an access point on the front of the building for him to enter.

When they were tearing down the building, the owner left a lot of junk or squatters did. It seemed like there were a lot of milk crates left behind, the cabinets were still intact, stoves, bathtubs, and all the lighting fixtures were intact.

The buildings in the past were havens for OCAP (Ontario Coalition of Poverty) to inhabit to prove that they needed more affordable housing in the area, and that leaving these boarded up was not ethical in their sense.

From what I saw of the demolition, the building according to the city could have been fixed up to be inhabited. The only real fire damage that I noticed was on the first floor, as you could clearly see the plaster on the walls was charred pretty good. Second and thrid floors looked pretty nice. There was a lot of nice touches done to those houses back in the 1870s when they built them.

Shame on the owner though.
