First post, didn't know where to start, so figured I'd just dump some of my personal experience in here.
Beaumont's downtown has a handful of pretty good buildings, but I couldn't find anything nearby on the public map. Some are historical and just haven't been touched, some are hidden in plain sight and haven't had anyone in them a while. Curious if anyone has ever been into them or is nearby.

Was down there a few years back doing a survey of the Old Beaumont Hotel, seemed like there was a good bit of good places to check out. Unfortunately didn't have time to say a few days.

Still finding some new ones, but it seems like they're boarding up whatever's behind me. Real neat night club, Palladium, entrance is just a glass door that was unlocked for the longest time. Trying to learn to pick it, don't want to break any glass and let unfavorable people know it's open.
