The only way I see that being useful to the property owner is if you're entering at night without a light. I guess that would stop most scrappers and thieves, but I would assume that an explorer would at least take a peek in before just throwing themselves through the window

Not sure if the trespassing would negate it, but booby traps are illegal in the US. This is mostly because booby traps by nature are an indiscriminate weapon. It's the same reason you can't rig a punji pit under the welcome mat, or turn your front lawn into a minefield. Weapons were you can't be selective about who they harm are very much frowned upon by the legal system.
