I drove up to a Denver Cruiser Ride from Clovis back in June. I typically take a host of NM state and US highways before jumping on the 25 up at Springer and then flooring it to Denver from there. Anywho, I first noticed this abandoned looking farm complex while driving south-ish along between Roy and Logan.
Looks fairly run down, but it still looks like there's a lot of cool things that could be found within the ruins of the site.
Going past it, it appears to be on some ranch property. But how often the place is watched/supervised could be anyone's guess.

Ranches are generally active even if there are abandoned buildings.
Possible exceptions are state or federally manage lands.
If there's livestock be careful... ranchers tend to be intolerant of trespassers.

As with many structures I'll find out here far out of town. I'll look at some of those maps on ghost town sites to match up the present day location of an abandoned townsite. Then find it lies deep within one of the numerous ranch spreads out here. TIME FOR A HELICOPTER!!

Step lightly. I recently discovered that even ghost towns are bought and sold and you may not have a clue who bought that sad little town until the proud new owner greets you with a pistol pointed at your face, yelling,
"Who is with you?"
Luckily for me, he was fond of photographers, but slightly jumpy after being assaulted, robbed, and stabbed only a week prior (I didn't ask him to go into detail, so that's all I know about that). He apologized for threatening me with a firearm, holstered said firearm, and proceeded to unlock doors for me, which was very cool. He even went so far as to allow me the opportunity to partake in the smoking of his crop he said he was growing in his main residence. Sadly, I had to decline for obvious reasons (yes, I was in Colorado for anyone that was still wondering!). I didn't stick around too long after dark though, considering there was no one around to hear me scream should the need arise, and I was still a little rattled by my overzealous new friend. I also learned I was being watched via camera (I never could even locate the damn camera(s)), and that began to feel increasingly uncomfortable as well.
Moral of the story: 99.999% of every property you step foot on is owned by somebody or some entity. Even the ghost towns. God bless America.

OK, interesting thing to remember about New Mexico is that we are a free range state: ie. if it is not fenced or posted it is not private. The fence there in the foreground looks awfully nice to be private fence, and in most cases I would suspect it is a BLM or Forest Service fence. Nice thing there is that Forest Service and BLM lands are open to you, EVEN IF THEY ARE LEASED TO A RANCHER. The rancher is leasing only the grass and the water, and the land is public. Now, that being said, it may involve a screaming match, a gun being pulled and a call to the County Sheriff, but, how badly do you want to see the location in question? Get a decent BLM map (which will generally show ownership of all land in any given area) and make your play.

Long story aside, I am very familiar with NM abandonments and the area you are looking at is private property and is part of a locally owned ranch. There are aver 100 abandoned structures along the Canadian River, the majority of which are on private land. Might be worth stopping and chatting with the owners (if there aren't any No Trespassing signs at their home!), as lots of folks around here are really very nice.
