OK, so I'm new here and don't yet have the pulse of the place, but here's a really cool story. A famous local abandoned site is being revitalized in the coming months while still keeping some buildings "as is" and giving more people the opportunity to see the stuff we love. This place was to become condos for the longest time, but is going to be preserved (to an extent) with this new endevour. Figured I'd share it. Feel free to move or delete as necessary.


KINGSTON >> Work is on schedule for the Smorgasburg outdoor market to open next month at the former Hutton Brickyard, the site’s owner said Tuesday.

Karl Slovin, president of MWest Holdings, said work should be completed in time for the planned Aug. 6 opening. He said new electrical and water service is being run to the site, and an unpaved parking area is being prepared to accommodate visitors.

Slovin said two buildings at the site, which is along the Hudson River at the end of North Street, are being rebuilt, and lights are being installed on the grounds. Also, “real restroom” facilities are being built, he said.

Slovin also said the developers have been working extensively with the Kingston Fire Department to make sure safety protocols are in place, such as emergency evacuation plans.

MWest Holdings, based in Los Angeles, bought the Hutton Brickyard property two years ago from a bank that had foreclosed on it. The company is partnering with Brooklyn Flea LLC to bring the Smorgasburg market to Kingston.

Jonathan Butler, who with Eric Demby founded the Brooklyn Flea outdoor market in 2008 and now runs a Smorgasburg operation in that borough, agreed Tuesday that the Kingston site in on track for an Aug. 6 opening.

Butler said the market has all the approvals it needs to operate ever Saturday through October.

Smorgasburg is expected to use about 15 acres of the 77-acre property as a flea market and food vending operation, with occasional smaller one-time events. The plan calls for four existing buildings to be used for the Smorgasburg, while five will be cordoned off from the public.

Butler said he won’t have an exact number of vendors participating in Smorgasburg until just before the market opens, but he anticipates between 70 and 75. About two-thirds of those will be food vendors, he said.

Slovin said between 1,000 and 2,000 visitors are expected on the market’s opening day.

“It’s looking real good,” Slovin said of the property. “I’m real proud of it.”

He said Smorgasburg is the first project MWest Holdings has done at the former brickyard since buying the property and that the company is looking for future partners to “grow the site.”

The site was used for brick manufacturing from 1865 to 1890 by Cordts and Hutton Co. and from 1890 to 1965 by the Hutton Brick Co. It later was sold to the Jova Manufacturing Co. and then the Staples Brick Co., which lasted until 1980.

A restaurant operated at the site briefly in the late 1980s.

EDIT: Looked at putting this elsewhere, like the "Other" forum, but that was only open to full members so it seemed to be the best fit here.

I always enjoy reading about the region's adaptive reuse of abandoned properties. This one's been in limbo for over a decade and was pretty-much just frames and walls anyway. Oh, and a lot of fucking bricks, lol! Nice to see the more structurally sound buildings being used for community events and a thrift market. Good shit, mang.

Glad somebody enjoyed the read

I have some pictures from last October but will wait until this opens as I plan on going opening day and will post some "before and after" pics. Unfortunately, the two buildings I assume they are renovating were fenced off and boring so I didn't check them out, but sure some of the large/sheltered areas of the site that I did take pictures of will be used for the new place.

I personally find this stuff fascinating as before I'd have said, "It's a dump, demolish it!" but from a newly squired aquired/artistic point of view, I have a new appreciation for the preservation and LOVE to see my hometown-ish area taking these steps.

Will be a good excuse to check out the neighboring cement plant while I'm in the area...

I'm skeptical. The location is awfully remote for any endeavor there to be successful. Not easy to get to, even from Kingston itself.

Yeah it is tucked away in that spot so it really needs to be a kickin good idea to pull the residents over. We'll see but I'd rather adaptive reuse than complete demo and a wish to forget the past.

I don't know...when they have BMX tournaments at the track right there it gets PACKED. Like police out directing traffic and cars parked all the way up the street and every side street. Kingston Point Beach gets pretty busy right next door too. If they give people a reason to find it, they will.

I think it has potential. Foodtruck fests and stuff in the area always draw a crowd so I think it could be pretty successful. They're talking about Beerfests, wingfests, etc and a possible concert stage down the line. If they mix it up the weekends it's opened, I think they can do pretty well.

If I remember correctly, the plans are only to be open for a few months a year and weekends only. So it's not a full time place that needs a steady flow of income to survive. A nice Octoberfest or something when the leaves are changing will draw out people to come see the foliage on the river.

This picture is from last year...when I was still trying to figure out Photoshop so it's really bright.



This is from yesterday. Sorry for the horrible quality, but was on a boat flying by and brought the shadows all the way out in Photoshop to try to see the detail. All the concrete right of center is new/repairs to the wall (or lack there of) in the first picture. Assuming the completely cleaned up the inside as well as it looks like there are some new doors and stuff as well.

Not my pics, just ones from the local paper.

The place was a mad house this weekend, cars lined up forever to get in (took me about 45min from when I hit traffic until when I parked), the beer line was up to an hour long at one point (they had ONE beer stand at the whole place), many of the food vendors had SOLD OUT signs up, etc, etc, etc.

It was a huge success despite the heat and humidity. Will be interesting to see what kind of crowds it draws in a month or so and if they add more beer stands and if the early success encourages them to fix up some of the other buildings to give some more much needed shade.

They only renovated a couple buildings really. One they just fixed up and put in windows (yet was closed up during the event so it must be offices / storage / mechanical / whatever), and the old graffiti building is completely replaced with aluminum siding with restrooms and an ATM. New high razor wire-topped fences around all the other structures.
