Pretty much agreeing with what a few people said itt, sounds like a really silly idea.

If you wish for a specific area for an urban explorers club, why not organize a meet at an already existing abandon location itself? Why risk being in financial debt for something that has so many alternative routes to take? Can you handle the time, blood and sweat to repairing and maintaining the place and the whopping financial work it'll take? It just doesn't seem worth in the long term. This is just my opinion so take it with a grain of salt, just please triple think things through as cool of an idea as it sounds.

Get a liquor licence and turn it into a bar mate.
