State of Montana cadastral map is a great starter combined with whitepages.
Cadastral maps provide you with owner information and white pages provides you with a home telephone number (if listed)

Yep it works well. Just google the one for your state. One tip, don't tell people your an urban explorer because first of all, most people don't even know what an urban explorer is.
Best way to verbally approach building owners is by saying that your a photographer and/ or like to study architecture of old abandoned buildings.

Some people are nice to talk to, some people are grumpy to talk to.
I got lucky and these people were very nice folks.
