So we mostly focus on sharing experience of exploring other people's properties here - I'm curious as to what people's experience is from the other side of the fence.

Does anyone here own property, that you've caught/seen/detected people exploring on?

What are your experiences with this? Do most explorers follow the standard of ethics we expect here? Any tips on how to stay on a property owner's good side?

Stay on their good side? Don't go buggering around where they live without permission!
One of the reasons I rarely explore houses other than ones long abandoned are potential squatters or owners.
I find someone where I live it may prove to be a very brief unpleasant exchange. Last time I had a S&W 459 in my hand and I didn't invite them in for tea...

I own / live on rural property and anyone that's walking around on it is up to no good. They get one chance (verbally) to surrender and drop any weapons. I would definitely prosecute them for trespassing, theyre not here to take pretty pics of my trees and rocks. I have trail cameras up everywhere, my personal pic is from a trail cam.

Only had to detain two fellows a couple years ago both armed with rifles, decided to go poaching for deer on my place. One pulled the neighbor card and explained "he didn't think anybody owned the place" He was in fact a neighbor so I didn't shoot him, that day. Stay on my good side by not carrying firearms on my place. If you have to takes pics of all my rocks and cactus ask first infiltration if fun in the city it can be real serious out here.

My attorney owns a vacant building in a medium sized metro area. Their biggest problem is vandalism not urban exploringers. His biggest worry is somebody getting hurt and suing him! IF he could (doubtful) catch a vandal (or explorer) he'd damn sure prosecute them.

Blackhawk the old 459 was a decent pistol, I had its predecessor a model 59 back in the 70s, it was well used when I got it put another couple thousand rounds through it and sold it to another guy who did at least twice that much but it never wore out and it had an alloy frame.

My grandparents have this little abandoned house on their property in Vermont. We also have a family cemetary dating back to the 1600's next to the house. I wouldn't care if someone was just shooting them if they were being respectful. However, recently one of their neighbors took advantage of their dementia and conned them into letting him tap trees on their property and set up a syrup boiler in the abandoned house. I would love to be able to confront that asshole. So basically, just be respectful and dont look shady and people will usually understand.

I find it interesting that people in the USA are so "get off my property"-like, I guess it's a direct result of guns being legal? Here in Europe no one really cares when you walk through farmsteads or backyards as long as you explain yourself. In fact it's the basis of my bicycle trips, I have to drive through yards and farms often to ask people for directions or a place to sleep. Even in sketchier countries like Czech, the worst thing I ever saw was a guy with a knife in an abandoned monastery, turns out he was a pimp checking that we wouldn't harm his hookers in the park around it.

I'm so freaking glad that guns are banned here. Exploring is always easy.

Guns? It's not guns it's people. An edged weapon is every bit as lethal as a gun in the hands of an experienced user. The gun is the great equalizer... without it you are more at others mercy. That concept may come to you in a flash one day.
States like Texas are fenced in almost completely in and most of the land is privately owned. Land ownership is a big deal in the USA.

I think you hit the nail on the head. You have to go through a pretty big checklist before you find a valid reason for someone to be on your property if you're in a rural area. "Just here taking pictures" doesn't make a lot of sense to a rancher who lives an hour from the nearest post office.

Relevant: I only have one acre that I live on, so I can't really weigh in like those with expansive ranch property. I can say that you're welcome if you have a purpose and you ask permission.

Unlike perfect utopian countries like the Nederland 90% percent of the time when you find some punks slinking around on your rural property they probably aren't there just asking directions on where to ride their, bicycle.

We have vandals out here, pyro-maniacs, cattle rustlers and just run-of-mill thieves supporting their methamphetamine lifestyles too. Many of our big wildfires last few years were started by sick little mofos that thought it would be cool to see what a 1000 acre range fire looks like.

My neighbor lost 10 head of cattle last year when rustlers got scared off and bailed after they already had the cattle penned up ready to load. No water = no cows when its 105F. @ $900 a head that's worth worrying about trespassers over and Im pretty sure gunz didn't cause it.

Most counties and the TXDPS have special agents assigned to deal with livestock theft, its probably a bigger crime here than , bicycle thefts. I am really really careful where I poke around out here unlike the city I came from where anything open was fair game.

Its a personal choice I reckon, if youre Ok with allowing people accessing your land for whatever purpose then who am I to question that? Maybe if they try to steal $9000 (or __ Euros?) worth of your bicycles, you could chase them down with a broom or throw rocks at them.

(dont the bicycles belong to the government over there?)

I suppose this thread was more intended for urban property owners I apologize to the OP if I hi-jacked that with all this gun toting, rural American non-sense.

I own my house and garages, but everything is beyond locked up. Years of this hobby have made me pretty good about securing my own stuff.

I think alot of the animosity Americans have comes from having to pay Property taxes. I spend almost $6k a year just on taxes. Thats over $500 a month just to the government, and not towards any actual house payments. So if someone is on my property, they are 100% getting a welcoming with my R-15.

In Europe a lot of countries have what are called "Freedom to Roam" laws that let people take advantage of the outdoors for hiking and biking and the like. It's considered as more of a basic right than in countries that are focused more on personal property rights.

It isn't by far, we have lots of crime especially since a lot of non-natives live here, just very rarely guns come into play. I still believe that giving anyone (meaning also the criminals) easy access to guns brings much more death and paranoia. At the same time USA probably can't ever go gun-free anymore because there are so many guns around.

I agree that nosing around on rural property is suspicious, but when I walk up to a person on his property to ask something I don't expect him to point a gun at my head first. It's basic human trust. I guess there must be a lot of crime happening to you before you become paranoid like that.

What happened to the good old pitchfork to hunt rustlers with ;) Joking aside, you carry guns and all that shit apparently still happens. A gunslinger fighting a gunslinger means the one who shoots first probably wins, either the rightful owner or the thief. 50/50, it seems pointless to me.

I can see how this is a big issue, it's crazy when you think about it. Here ironically bike theft has been a huge thing probably since those things were invented. The gov't triest to fight it by setting up bait bikes and waiting for someone to grab it but it doesn't really stop people. Would giving everyone a gun solve it? Nah. It would be exactly the same, just with more deaths.

I'd probably first make sure my bikes are locked up good. Then if I do see thieves, call the police and probably try to scare the fuckers off with my broom and some rocks. When the thieves don't have guns either, and they usually don't have one, no one has to die. $9000 worth of bikes is still not worth risking my life for.

Naw this is the sort of thing I was hoping to find out! In rural Canada people are very welcoming to explorers (usually takes some explaining though) - so I'm glad you gave this answer in case I ever visit rural USA.

Around occupied homes and farms most times it's a lot like a Texas shotgun welcome in the states I've been in. Out of respect for home owners I generally avoid houses. Industrial and old military sites no longer active are much more interesting anyway.

In the US after 911 in many states tough new felony laws were enacted protecting farmlands/livestock, and places of mass residence such as dorms, hospitals, and old folks homes. These are serious charges if you get arrested on them; not just a simple trespassing citation! Best to avoid the living and where they live!

Yeah, so my family owns a whole lotta rural land. If it weren't for me being the person I am...it would be an all "shirt first, take names later" kind of ordeal. Because I do explore and my family knows it, they've become slightly less likely to shirt first, in case I know them.

I'm very willing to take explorer friends I know around our property, but you have to seriously be careful where you snoop in rural land. Texas abides by the "castle doctrine" which means that if you find someone on your land without permission you can shoot them. There's technicalities here and there, but best not to push it too much in an area you don't know.

I actually know someone who got caught stealing beef.., out of a fucking grocery store. He still fell under this rather unique Texas law and did time for it! I don't know if most US states have similar laws or not, but I'm a Texan and know what 2X is talking about (as well as know better than to go rural exploring without some extreme caution). Hell, I live in the city, and keep my 9mm Beretta within reach at night.
The funniest part about the guy I mentioned above, is that he also made it onto "World's Dumbest Criminals," for taking the cops on a chase.., in their own car! They used the dash cam footage from the other deputy's car to film the chase. Haha, he's an idiot (I have some other tragically ironic stories about him and the law for another day), but it makes for great story telling.
